COMPLYING DEVELOPMENT CERTIFICATE

A Complying Development Certificate offers a fast-tracked approval pathway through an Accredited Private Certifier or Council, bypassing traditional council assessment if the project strictly complies with State Environmental Planning Policy (SEPP) criteria.

DEVELOPMENT APPLICATION

A Development Application is required for bespoke architectural designs, major alterations, or commercial fitouts that require merit-based assessment by local council planners under Local Environmental Plans (LEP) and Development Control Plans (DCP).

  • Planning Control & Feasibility Audit: We analyze site-specific council controls—such as floor space ratios (FSR), building height limits, setbacks, and heritage overlays—to establish a clear, compliant design strategy.

CONSTRUCTION CERTIFICATE

Once DA approval is granted, a Construction Certificate must be obtained before any physical building work can commence on site. This stage confirms that working drawings comply with the National Construction Code (NCC / BCA) and satisfy all DA conditions of consent.
